WHAT MAKES IBEJU-LEKKI / FREE TRADE ZONE A HOT SPOT
Lagos State Government plans to turn Ibeju Lekki into a smart city hub and in the process, turn Lagos State to Dubai of Africa. For those who are wise, this is a golden opportunity to be part of the emerging smart city and invest in landed property in Ibeju-Lekki , now that the lands are still down 1 million per plot. In the next 5 years from now, those who have the money and don’t invest would be looking back and then remember the acronym POOR (Passing over opportunity repeatedly).
You should invest now for the following reasons:
There are a few developments taking place along the Ibeju-Lekki axis which will be of interest to a property investor or a potential property investor. Some of them are:
1. The Lekki-Epe International Airport: This is an airport development project which the master plan has been completed and a 3500 hectare site for the airport has been secured. The airport is designed to handle five million passengers per annum with scope for future expansion.
2. Lekki Free Trade Zone: The Free Trade Zone is strategically located in Ibeju- Lekki to serve the exponentially growing metropolis as well as the promising Nigerian hinterland. It began in 2002 with over 215 hectares of land. In 2012, an additional 590 hectares of land was acquired, marking the beginning of phase 2. Over the next four years, the zone will see a large-scale development resulting in it becoming fully operational by the year 2018.
3. The Dangote Refinery: The refinery will be the largest single refinery plant anywhere in the world which will produce some petrochemical products in the same complex. It covers 250,000 hectares of land and is located in the Lekki Free Trade Zone in Lagos. It will refine 650 million barrels of crude oil a day.
4. The Forth Mainland Bridge: The proposed Bridge will pass through Lekki, Langbasa and Baiyeiku towns along the shoreline of the Lagos Lagoon estuaries, further running through Igbogbo River Basin and crossing the Lagos Lagoon estuaries to Itamaga Area in Ikorodu.
5. The Lekki Deep Sea Port: The port has been conceptualized on the basis of a significant gap in projected demand and capacity. Market studies indicate that the demand for containers is expected to grow at a CAGR of 12.9% up to 2025. The strategic location, flexible and optimized layout and modern facilities provide Lekki Port a distinct competitive edge over any other port facility in the West African region.
Let’s face it, there has been so many talks about real estate investment in the Ibeju Lekki axis of Lagos and it cannot be overemphasized. It has been tagged the “fastest growing real estate region in Nigeria”, “New Lagos” etc. So what really is so peculiar with this area that is causing this mad rush?
When it comes to investment, the subject matter refers to a very sensitive issue. It therefore boils down to individual skepticism and perception about it. In every sense of the word, investment suggests a financial input in anticipation of a greater output or Return On Investment.
Basically, investment is not for the weak minded. It is for smart and foresighted people. Real estate like every other business also has indicators or markers to help you predict the profitability of such investment. These markers are:
1. Location of the said property
2. Development around the property environs, AND
3. Title documentation for the property
The effects of these markers are interwoven on each other as presence/absence of one has a direct impact on the other. To be honest, Ibeju Lekki is a region that has incorporated all these three markers and I will prove that to you shortly.
Wise people are taking position in vantage points of these area now, because of certain things they have discovered early enough which I will now share with you. I would like to use one of the strategic estates in Ibeju Lekki as a case study, and lucky you…here is an opportunity to key into the estate too.
The following below are some reasons why Ibeju Lekki still rocks and why you should invest now!
Because, the below projects are ongoing at Ibeju-Lekki / Free Trade Zone.
